Communication:
Sellers and Buyers today have expectations that their real estate agent will be communicating with them and providing them with the results of marketing and showings right through to the closing. We understand that and will make sure that you get all the ‘Hit-Reports’ that we have access to from our internet sites, we will email, call, text, or ‘knock on your door’ to keep you informed through the entire transaction. Through our enhanced MLS we can also now set you up to monitor your listing through the ‘Portal’. We get it! We use it! And we deliver service to you.
Details:
While some agencies have ‘detail avoidance’ as their standard of practice to shed possible liability and shirk the extra work, we know that real estate is ‘ALL about the details’. The process of listing, marketing, and selling a property is involved. We will go over this with the client, so the client always knows what to expect and what comes next. When there is not enough space on the MLS forms, we do a ‘Feature Sheet’ to show the details of the property. On contracts, we don’t just cross out, write in, and initial changes, we prefer a clean contract so there is less chance of misinterpretation. Inspections can now take weeks before they can be done and appraisers are running weeks behind due to sales volume. Settlement Statements are now pages long, we take the time to go over them with you before the closing. Helping you figure out your timing is critical! We know that and that is why both sides of the table end up smiling when we are involved!
